FLORIDA COMMERCIAL SOLAR · GUIDETECO Commercial Solar & Warehouse ROI Guide
For a Tampa Electric commercial account, match the proposed project to the building’s load, roof and current connection process. Use a separate analysis for a neighboring Duke account.
Start at the service address
Warehouse parks can have separate meters and tenants with different load patterns. Establish which account will receive the solar production and who controls the roof. A roof lease and an electricity account are not interchangeable evidence of ownership.
Connection process facts
TECO’s official application page lists a $250 Tier 2 application fee and $1 million general liability coverage with annual renewal proof. It describes Tier 2 as above 10 through 100 kW. Confirm current documents, all other tier terms and applicable project requirements before submission; fees alone are not the complete interconnection budget.
Read the demand component
Capture the tariff identifier from the bill, then verify its current demand window, rate components, minimums and ratchets. Industrial starts, cooling and refrigeration can create short peaks. Use interval simulation to compare solar-only operation with battery dispatch; retain a zero-demand-savings baseline until analysis supports another input.
Prepare a warehouse proposal
Include roof age and warranty, tenant billing, future occupancy, electrical service records and any planned equipment additions. Compare load-matched PV, storage where justified, and a no-build baseline. State maintenance, replacement and financing obligations separately so the owner can compare full cash flows.
What could solar change for your business?
Explore a free cash-ownership scenario. Send a bill for a preliminary financial review — the estimate itself is ungated.
Utility and roof selections help route your review. Rates and roof suitability are not inferred from these selections.
View and edit scenario assumptions
Demonstration assumptions: 12 W per usable sq ft; 1.5% annual maintenance; 0.5% annual degradation; 2% annual energy/maintenance escalation. No applied credit, depreciation, demand reduction, replacement cost or export revenue. A reviewed report must include project-specific replacements and tax timing.

- $0
- 25-year cash NPV at 8%
- -$239,620
- Cumulative cash payback
- 20.3 years
Model assumptions & honest limits
- Illustrative cash-ownership model; not a tariff simulation or engineering proposal.
- All cost, yield and escalation defaults are demonstration assumptions, not sourced market quotes.
- Fixed charges, financing, property-tax savings and storage are excluded.
- Net operating savings are reduced by the entered effective tax rate; tax capacity and deductibility require review.
- Annual usage inferred from assumed energy-only share of spend; replace with bills.
- Export value is zero until applicable utility terms are confirmed.
- Tax benefits are zero until a project-specific schedule is confirmed.
Tax benefits start at zero pending project review. This estimate is not a quote, tariff simulation or guaranteed return.
